Planned maintenance
Scheduled maintenance for boilers, pumps, pressurisation, water heaters and gas installations, planned around your building and properly recorded.
Planned maintenance across London and the South East
Planned maintenance costs less than breakdowns. CommGas sets up planned preventive maintenance for commercial heating, gas and hot water plant across London and the South East, so plant is looked after on a schedule rather than when it fails. We agree the visits with you, carry them out with our own Gas Safe registered engineers and send a report after each one.
We start with a survey of the plant on site. Each item is recorded on an asset register with its make, model, serial number and location, and labelled with its own reference, so our engineers, your team and our reports all refer to the same thing. From that we put together a schedule of visits and tasks based on the manufacturers' instructions, the relevant regulations and how the building is used.
What a contract covers
A typical schedule covers boiler servicing, gas safety checks on the installation and appliances, pumps and pressurisation, water heaters and calorifiers, and the checks that support your water hygiene regime. Repairs and remedial works found during visits are quoted separately, so you decide what goes ahead and when.
Out-of-hours cover
Out-of-hours cover is available only to clients who hold a planned maintenance contract with us, on the terms set out in that contract. It is not a public call-out service.
For facilities managers
You get one point of contact, visits booked in advance and records you can show to insurers, auditors or your own client. Reports rank defects by priority so you can budget for them.
For schools and bursars
Visits are timed around term dates, with the main service in the summer holidays and checks before the heating season. Reports flag plant that is nearing the end of its life, which leaves time to budget for replacement and plan it into the following summer.
For main contractors
We can take on maintenance of plant after handover, including the defects period, working from the O&M information.

Do you offer out-of-hours cover?
Only to clients who hold a planned maintenance contract with us. It isn't a public call-out service. If you'd like to set up a contract, get in touch during office hours and we'll talk you through it.
